What we built

One of the largest REALTOR® associations in the country, and the largest platform we run.

• Member and office records synced automatically from NAR’s M1 Gateway — the national member data service. 146,014 members and 35,951 offices on the first import, incremental after that.
• Search that reads inside documents. The forms library, research archive and policy documents are searchable by their contents, not just their filenames. A member looking for a phrase on page six of a PDF finds it.
• Education and courses fed from the association’s education system.
• Research reports and editions, organised and browsable.
• The magazine — issues and articles, properly archived rather than a stack of PDFs.
• Forms library organised by what members are trying to do.
• Committees, awards, press releases and regional information, with a regional map.
• Member sign-in through NAR authentication — no new password.

The hard part

NAR’s member data is a bulk extract, not an API — quoted pipe-delimited files with embedded pipes and newlines inside the quoted values, which breaks any naive parser. It needed a quote-aware parser built from scratch.

The data itself has real-world irregularities: a small number of records carry malformed dates that have to be detected and discarded rather than imported as nonsense. And the documented completion status code for an extract job isn’t the one the service actually returns — something you only discover by watching a run finish.

The result is a full import in under fifteen minutes, and an incremental re-run in about a minute because unchanged records are skipped.
